LENDER PRE-APPROVAL: In Colorado, listing agents will not accept financed Contract offers that are not accompanied by a lender pre-approval or pre-qualification letter. We have relationships with trusted lending resources to guide you through the process of determining optimal monthly payments, best loan programs, and realistic timelines to complete your loan

PROPERTY SHOWINGS: based on your availability, we coordinate showings and provide access to homes of your choice

CONTRACT OFFERS: when the right home appears, we prepare the Contract to Buy & Sell Real Estate and complete an in-depth review with you to ensure all terms – price, Dates & Deadlines, additional points of negotiation - are consistent with your goals

NEGOTIATION: every home has a proper valuation. We’ll negotiate fiercely on your behalf to position you as the most qualified candidate to get the home Under Contract

MANAGING THE PROCESS: once Under Contract, we’ll monitor all relevant deadlines – title production, inspection, HOA, appraisal, and so on - to protect your interests. This includes support from our dedicated Transaction Coordinator

INSPECTION: we’ll coordinate the property inspection, radon testing, sewer scopes, etc and be present during these visits

CLOSING: we’ll be with you at the Closing table, too! We’ll assist in reviewing the Settlement Statements and assorted real estate documents. Additionally, we keep an electronic version of both on file should you ever need to access them in the future
